Remote Second Home Interior Design in Miami, FL

Designing a Miami second home remotely works best when you arrive at your first consultation prepared. Floor plans, measurements, photos, inspiration images, a clear list of how each room will be used, a budget range and a target timeline let a designer give you practical direction from the very first call. Our interior design consultation is available in person or by video, and you can book a consultation from anywhere.

Many people planning a Miami home are not in Miami when they start. They are in Toronto, New York, Chicago or London, and the condo in Bal Harbour or the house in Coral Gables is the place they hope to spend winters, long weekends or, eventually, retirement. That distance is completely workable, and our luxury residential projects are planned for owners who split their time between cities.

What makes a remote project feel easy is not technology. It is preparation. When a client arrives at the first meeting with the right information, we can skip weeks of back and forth and get straight to the decisions that shape the home. Here is what I ask every second home owner to gather, along with a few things worth thinking about before we ever start the concept.

Why Remote Design Works So Well for a Second Home

A second home is usually a home you visit, not one you live in every day, and that changes the brief. You want to arrive and feel settled immediately, with nothing to fix, assemble or chase. Our initial consultation can happen by video from anywhere, and once the direction is set, the studio handles the work on the ground.

Our full service process runs from the first sketch to final styling, and every part of it can be managed while you are somewhere else. Concept boards, photorealistic renderings, drawings and procurement are shared digitally, and our team coordinates contractors, deliveries and installation locally. You can see the kinds of homes we create this way in our portfolio.

Step One: Gather Floor Plans and Measurements

Floor plans are the single most useful thing you can bring to a first call. If you bought a condo, the developer's marketing plan or the plan from your purchase documents is a good start. If you own a house, the original architectural drawings or a recent survey help even more. Our architectural plan review service starts from exactly these documents.

Measurements matter too, especially ceiling heights, window sizes and the width of doors and hallways. A designer will verify everything before ordering, but early numbers let us test furniture layouts at true scale and spot problems while they are still easy to solve. If you cannot get measurements yourself, a local contractor or property manager can often help, and we confirm them later during construction drawings.

Step Two: Take Photos and Video of Every Room

Photos tell me things plans never will: the quality of light at different times of day, the view from the sofa, the condition of the floors, the style of the existing kitchen. I suggest photographing every room from each corner, plus close ups of windows, ceilings, outlets and any architectural details you love or dislike. A short walkthrough video is even better, and it makes our virtual consultation far more productive.

Do not forget the outdoor spaces. A Miami terrace, balcony or pool deck is often the most used room in the home, and it deserves the same attention as the living room. Our exterior and landscape advisory covers terraces, rooftops and pool areas, and good photos help us plan them from the start.

Step Three: Collect Inspiration Images

Inspiration images help us understand your taste faster than any description. Save photos from magazines, social media, hotels you have loved and homes that made you feel something. Do not worry about whether they match each other; the patterns usually reveal themselves once we look at them together during concept development.

It is just as helpful to share what you do not like. A few images of finishes, colours or furniture that feel wrong to you will save hours later. Some clients find it useful to look through our press and media features to point out the rooms that resonate.

Step Four: Write Down How You Will Use the Home

This is the step people skip, and it is the one that shapes the design most. Before your first call, write a short list of must haves, dislikes and how each room will be used. A second home in Miami can serve very different purposes, and our luxury residential design approach starts with understanding yours.

Ask yourself a few honest questions. Will the home be used mainly in winter, or year round? Will you rent it out when you are away? How often will family or friends stay, and how many beds do you really need? Do you work while you are there? Is the home for quiet rest, for entertaining, or both? Each answer changes the layout, the storage, the durability of finishes and even the type of furniture we source and procure.

Step Five: Decide on a Budget Range and a Timeline

You do not need a precise number, but a realistic range makes the first meeting far more useful. Full service fees are a custom quote based on square footage, scope and service level, and a budget range lets us recommend the right path from the very first consultation.

Timing deserves the same thought. Many owners want the home ready for a particular season or a family event. Custom furniture can take 12 to 20 weeks, and condo buildings often limit when work and deliveries can happen, so a target date helps us plan backwards. Our décor procurement team tracks every order against that schedule.

Step Six: Gather Your Building Information

If your second home is a condo, ask your building management for its renovation rules, approved work hours, insurance requirements and elevator scheduling procedures. Condominiums in Miami Beach, Bal Harbour and Sunny Isles Beach often have strict requirements, and our construction administration service is designed to keep projects compliant with them.

Most buildings also require approval before work begins, and many have rules about flooring underlayment, noise and contractor access. Bringing these documents to the first call means our construction drawings can account for building requirements, working hours and material approvals from the start. I cover this in more depth in my guide to renovating a Miami condo.

Step Seven: Note Your Questions

Finally, keep a running list of questions about construction, furniture, décor and timing. Nothing is too small. Clients often ask whether they need to be in Miami for any part of the process, how decisions get approved from a distance, and what happens on installation day. These are exactly the conversations our consultation is built for.

What Happens During the First Consultation

The first session is a focused conversation about your space, your goals and how you live. I listen first, then review the property or your plans and give practical recommendations you can act on right away. Topics usually include layout and furniture placement, materials and colour direction, lighting and wellness improvements, renovation priorities, realistic budgets, lead times and next steps, all part of our interior design consultation.

Online sessions take place by video. You share photos, plans and inspiration, and you receive recommendations in real time. If you happen to be in town, we can also meet at the property or at our Miami studio by appointment, which is ideal for walkthroughs and finish selections. Either way, you leave with a clear plan, and you can book your session whenever you are ready.

How a Remote Project Moves Forward

After the consultation, some clients continue into full concept development. That stage brings mood boards, material and colour selections, furniture layouts, wellness focused lighting concepts and photorealistic 3D renderings, so you can see each room before anything is built. It is described in detail on our concept development page.

From there, the studio prepares detailed drawings, oversees construction, and handles procurement from ordering through receiving, inspection and storage in climate controlled warehousing. On installation day, everything is delivered, assembled, styled and photographed. Some owners choose to see the finished home for the first time when they arrive with their suitcase, a moment our decor procurement and installation service is designed around.

Designing for Miami From Afar

A Miami second home has to handle intense sun, humidity, salt air and the occasional hurricane, even when nobody is there. That means sun control, humidity resistant materials, corrosion resistant hardware and hurricane ready details, all things we plan for in every luxury residence we design.

It also means thinking about how the home will look after itself. Durable fabrics, easy care surfaces, smart lighting controls and storage for linens and outdoor cushions make arrival day feel effortless. If your home sits on the water, my guide to waterfront interior design in Miami goes deeper, and our exterior advisory covers the outdoor rooms.
